Mona sits ten minutes north of Nephi, at the base of Mount Nebo, with lavender fields in July and Burraston Ponds down the road. It is smaller and quieter than Nephi, with fewer services and a lot more sky.

Buyers come here for land and for the setting. That makes the real estate conversation in Mona different from a normal subdivision purchase — more about parcels, water and zoning, less about which floor plan.

Verify what the land allows before you fall in love with it. Animal rights, secondary water, irrigation shares and building envelopes vary parcel to parcel, and the answers are not always what the listing implies.

Expect wells and septic on many properties outside the town core. Both should be inspected. Neither is a reason to walk away when they check out.

Services are thinner here than in Nephi. Groceries, schools and most errands mean a short drive. For most Mona buyers that is the trade they are consciously making.

Marketing reach matters more in Mona than anywhere else nearby, because your buyer is often not local. They are searching from Utah County or out of state for land, a shop or a view, and they need to be able to find your listing on the criteria they are actually filtering by.

Describe the land properly. Acreage, water, fencing, outbuildings and zoning are the features driving the price — a listing that leads with countertops is leaving money on the table.

Pricing a unique property takes real comparable analysis. In a market this small, there may not be a recent, close match, and that is exactly when a careful pricing conversation pays for itself.

Horse property and acreage

Mona is one of the more realistic places in the area to keep animals. Confirm the specific parcel's zoning and water before assuming.

Water rights and shares

Irrigation shares and secondary water are common and they carry real value. They also need to be conveyed correctly at closing.

Wells and septic

Standard outside the town core. Get both inspected and understand ongoing maintenance.

Commute

About ten minutes to Nephi, roughly forty-five minutes to Provo. Closer to Utah County than Nephi is, which some buyers weigh heavily.
