By city
Where are you looking?
Nephi
Nephi's inventory is small by design. In a town this size, a handful of listings coming on or going under contract in the same week visibly changes what is available. That means timing matters more here than it does in a large metro market, and a home that fits an unusual need — acreage, a shop, a basement apartment — can go quickly even in a slow month.
Market OverviewMona
Mona is a genuinely small market. There are often only a handful of homes listed at any given moment, and one unusual property can skew the way the numbers read. Averages here should be treated with caution; individual comparable sales matter far more.
Market OverviewJuab County
County-wide inventory is limited and concentrated in Nephi, with much smaller pockets in Mona and Levan. Land makes up a meaningful share of what sells here, which is unusual compared with counties to the north.
Market OverviewSalem
Salem draws buyers who want south Utah County without the traffic of the larger towns along the highway. Demand tends to hold up well, and desirable homes do not linger.
Market OverviewSantaquin
Growth is the defining feature. New subdivisions have added significant supply, which gives buyers more choice than most nearby towns and gives resale sellers more competition.
Market OverviewPayson
Payson has genuine range — historic homes near the center, mid-century and 1990s neighborhoods, and newer development on the benches and edges. That variety means the average sale price says very little about any specific home.
Market OverviewSpanish Fork
The market here is deeper than in the towns south of it, so it behaves more predictably — averages mean more, and homes trade closer to a recognizable range.
