Guide · Four Parts
Manufactured homes on land in Utah, done in the right order.
Buy a few acres, put a new home on it, own your place outright. It's one of the most affordable paths to land ownership in Juab County — and one of the easiest to get wrong, because the land, the money, the home, and the contract each carry their own traps. Here's all four, in sequence.
Why this guide exists
Out here, the dream is specific: a few acres, room for a shop, a place for the kids and maybe some animals, and a brand-new home you didn't pay site-built prices for. It's an achievable dream. I've watched families do it well.
I've also watched people close on a beautiful parcel and then discover the water situation won't support a house, or that the power line is 900 feet away, or that the $189,000 home quote didn't include the foundation. Nobody lied to them. They just asked the questions in the wrong order.
So this is the order. Land, money, home, contract. Read all four and you'll know more about this process than most people who've already done it.

Nine steps, and the sequence matters more than the speed.
- 01
Talk to a lender before you shop for land. Ask specifically whether they will finance land plus a manufactured home in one loan, or whether you'll end up with a land loan and separate home financing.
- 02
Identify candidate parcels and start the checklist in Part 1.
- 03
Verify water. In Utah this is the item most likely to end a project.
- 04
Confirm zoning and whether the jurisdiction permits a manufactured home on that parcel.
- 05
Get real quotes for septic, well, power, driveway, and site work — not estimates from the internet.
- 06
Build the full fourteen-line budget from Part 2, contingency included.
- 07
Only then choose a home, with the specification sheet in hand.
- 08
Nail down installation responsibility and warranty terms in writing.
- 09
Order, deliver, install, certify the foundation, convert to real property, close.
