Land for sale in Juab County, Utah

Land is the most common reason people start looking in Juab County and the transaction type where the most goes wrong. The price per acre looks approachable. Whether the parcel can actually be built on, and what it costs to get it there, is a separate question entirely.

This is what to check before you buy a parcel here, in the order that matters.

Buildable is not the same as for sale

A legally saleable parcel can still be effectively unbuildable — no legal access, no way to get power to it, failed perc, or zoning that does not permit a dwelling. None of that stops it from being listed.

Treat every parcel as unbuildable until you have confirmed otherwise in writing with the county.

Utilities and access

Find out the distance to power and what the utility will charge to run it. That figure surprises people more than any other. Confirm legal, recorded access — not just a two-track that everyone has always used.

Culinary water and sewer connections exist near the towns and generally do not further out. Further out means a well and a septic system, both with their own cost and approval process.

Water rights

In Utah, water is separate from land and does not automatically come with it. Whether a parcel carries shares or a well right, and whether a new well can be permitted, changes the value substantially.

Verify with the seller and with the state before you rely on it.

Financing and build cost

Bare land financing usually requires a larger down payment and shorter terms than a home loan. A construction loan is a different product again, with its own draw schedule and qualification.

Budget the land, the utility runs, the well, the septic, the driveway, the permits and the build. The land price is often the smallest piece.

Recorded legal access

Confirmed on the plat and title, not by usage or a handshake.

Cost to bring power

A written estimate from the utility for that exact parcel.

Zoning and minimum lot size

Confirm a dwelling is permitted and whether the parcel can be split.

Water rights and well permitting

What exists, what conveys, and whether a new well can be approved.
