Three towns. One county. Very different lives.

If you're looking at Juab County and trying to figure out which town fits your life, you're asking the right question.

The three smallest cities in the county — Nephi, Mona, and Levan — are often lumped together in conversation. They share a county line, a school district, and a general direction of life. But they're genuinely different places.

Nephi is the county seat with real infrastructure. Mona is the quiet rural town with larger lots and a slower pace. Levan is the smallest, the most affordable, and the most rural of the three — with canyon access from the front door and very limited inventory.

This guide compares all three honestly — scale, daily life, outdoor access, price, and who each one is actually right for. Read it before you decide.

Section 1 · The Scale

The scale — start here

Nephi is the county seat of Juab County with a population of approximately 6,500. It's the most connected daily-life option in the county and has real infrastructure — a full-service hospital, local dining, an independent coffee roastery, a city pool, and parks. If you want small-town life without giving up most of the basics, this is the town that delivers it.

Mona sits about nine miles south of Nephi with a population of roughly 2,000. The character shifts noticeably here — larger lot sizes, quieter streets, and more breathing room between properties. Mona Reservoir and Burraston Ponds are minutes away, and the Young Living lavender farm sits on the north side of town.

Levan is the smallest at approximately 938 people, about 14 miles south of Nephi at the base of the mountains. Settled in 1868 with black locust tree-lined streets, Levan is the most rural of the three — with two canyons accessible directly from town.

Section 2 · Daily Life

Daily life — what you drive for in each town

Nephi is the most self-contained of the three. The Haven Coffee House (4.9 stars, in-house roasted beans). Lisa's Country Kitchen — 34 years in business, breakfast served all day. Central Valley Medical Center is a full-service hospital right in town. Local parks, the city pool, and grocery access cover most of the week. Big-box shopping still means a drive — Payson Walmart is about 28 miles, Spanish Fork Costco about 38.

Mona residents drive to Nephi — about nine miles north — for groceries, healthcare, and most daily needs. What Mona offers locally is space and quiet: the Young Living lavender farm on the north edge, Mona Reservoir and Burraston Ponds nearby, and larger lots than you'll find on a typical Nephi block.

Levan drives to Nephi for everything — about 14 miles north. There is no grocery store, restaurant, or retail in town. Daily life is organized around planned trips, not spontaneous errands. What Levan does have is immediate canyon access — Chicken Creek and Pigeon Creek Canyons start at the edge of town.

Section 3 · Outdoor Access

Outdoor access — all three have the mountains

Nephi has the most variety. Salt Creek Canyon is five minutes east, the Nebo Loop Road climbs from the south end of town, Little Sahara Recreation Area is about 45 minutes west, and Yuba Lake State Park is about 30 minutes north. Dispersed camping at Salt Creek Canyon is free.

Mona has Mona Reservoir and Burraston Ponds for fishing, recreation, and quiet walking. Mt. Nebo views are visible from most streets. Nebo Loop access is via Nephi.

Levan has Chicken Creek Canyon and Pigeon Creek Canyon accessible directly from town — OHV riding, fishing, camping, and hiking. Mt. Nebo views from the south. It's one of the most underrated outdoor access points in the county.

Section 4 · Home Prices

Home prices — three different entry points

Juab County's overall median sale price as of May 2026 was approximately $507,000, up 27.5% year over year, with only 47 active listings countywide and inventory down 38%. For the full picture, see the Juab County market update.

Nephi and Mona share similar price ranges within that broader county market data. Levan carries a meaningfully lower median home value at approximately $405,000 based on available public records — the most affordable entry point in Juab County.

All three markets are thin. Levan especially so — very limited inventory means buyers need patience and preparation.

Section 5 · Who Each Town Is For

Who each town is actually for

Nephi is best for

Buyers who want small-town community life with real daily infrastructure. Families who want hospital access in town, local dining, outdoor recreation nearby, and a community with enough scale to feel connected without feeling suburban.

Mona is best for

Buyers who specifically want a quieter, more rural pace and larger lots. People comfortable organizing daily life around planned trips to Nephi. Agricultural or hobby farm buyers who want animal rights, acreage, and open land.

Levan is best for

Buyers who want the most rural lifestyle available in Juab County at the lowest entry price point. People who value immediate canyon access and don't mind driving to Nephi for all services. Patient buyers — inventory in Levan is very limited and properties move quickly when they become available.

Section 6 · Shared Tradeoffs

What all three require

All three towns require driving for big-box shopping. All three have limited restaurant and entertainment variety. All three sit in thin inventory markets where preparation and speed matter more than timing the market.

Internet access should be verified at the property level for all three — service quality changes block to block, especially in Mona and Levan. Winter road conditions should be factored in for canyon-adjacent and rural properties, particularly in Mona and Levan. None of this is a reason to walk away — it's the difference between buying with eyes open and buying on hope.
