So who's Travis?
Travis is a new-home specialist with Edge Homes, one of the builders actively putting up communities here in Utah. We start the conversation with his story — how he got into new construction in the first place, and what he's learned from walking buyers through builds day in and day out.
I wanted him on for a simple reason: when you buy new, the person across the table works for the builder. Understanding how they see the process — and where buyers commonly get tripped up — makes you a much sharper customer.
The case for new
The advantages of buying a new home.
A good chunk of the video is Travis making the case for new construction — and it's a fair one. Everything is warrantied. The layout is modern. You're not inheriting someone else's deferred maintenance, aging roof, or forty-year-old furnace.

The money part
Credits and incentives — the part most buyers miss.
The sticker price on a new build is rarely the whole story.
This is the section I'd tell every buyer not to skip. Travis explains the different credits and incentives builders offer — closing cost help, rate buy-downs, design and upgrade credits — and how they actually work in practice.
These offers change with the market and from community to community, and they almost always come with conditions. Knowing what to ask for, and what questions to ask about the fine print, can be worth thousands of dollars. That's not an exaggeration.
The honest part
A new home isn't meant for everyone.
Here's the part most new-build pitches leave out: Travis and I both agree a new home isn't the right fit for everybody. If you want a big mature lot, an established neighborhood with real trees, or a price point that stretches further per square foot, an older home will usually win that argument. If a build timeline slips, you're the one juggling a lease and a rate lock. And in a brand-new community, you're living through construction around you while the neighborhood grows into itself.
That's exactly why you weigh it against the resale options before you fall in love with a model home. It's also why you don't walk a builder's sales office alone — the person across the table works for the builder, and having your own agent on your side of the table costs you nothing, because the builder has already priced the buyer's agent commission into the home.
